A Prime Development Community

Quick access to shopping, dining, and entertainment, close proximity to highways Kansas 7 and 10, Interstate 35 and Interstate 435, and a wide array of new, high quality single-family homes priced in the upper $200,000s and mid 300,000s, are among the biggest draws to the community of Persimmon Pointe.

Located on an unspoiled corner of northwest Olathe at 127th and Hedge Lane, sales at Persimmon Pointe have been at a very brisk pace since spring. Following the Spring Parade of Homes, all of Persimmon Pointe’s readily available inventory was quickly under contract.

“We have had lots of buyers who would like to have a very nice home in Olathe, but they don’t want to pay upwards of $400,000 for new construction,” said community sales manager Crosby deMenocal, who markets the property with Nicole Sinclair. “There are not that many places left in Johnson County, especially as Olathe continues to grow, where they can still find such high quality homes for these more moderate prices, or, get a walkout lot in the low-$50,000s.”

As Johnson County has grown over the past few decades, new home prices in Olathe have risen steadily. According to the KCRAR Market Indicators report, the YTD average price of a new home in the city has climbed to over $368,000.

Another major draw is that some of the most well-known and respected homebuilders in the Kansas City Metropolitan Area have chosen to offer a combination of beautiful two-story, reverse 1-1/2-story and ranch plans here. These include Sallee Homes, Prieb Homes, Gabriel Homes, SAB Homes, Dusselier and Marks Homes (D&M Homes, Inc.), and Chris George Custom Homes.

As the community is in the final push to completion, limited opportunities to build remain. There are only two walkout lots, priced at $53,950, left for custom build jobs.

In addition to Sallee Homes' Somerset Rev 1.5 plan, Persimmon Pointe is proud to announce, and welcome, Gabriel Homes to the community. Gabriel Homes is underway with construction on two Richmond reverse, 1-1/2-story, three-car garage plans, and one MaKenna two-story, three-car garage plan.

Community amenities include a pool, and a cabana. The pedestrian friendly area also fosters a sense of community with the neighbors who, due to the diverse floor plans offered here, are a nice mix of young families, move-up buyers, empty nesters, and retirees.

Resident students are able to walk to new, highly-rated Olathe District schools. Located immediately south of the community is Prairie Center Elementary. Mission Trail Middle School is less than a mile west, and just one-mile south of Persimmon Pointe on Santa Fe and Hedge Lane a new state-of-the-art Olathe high school campus.

“With the new high school nearing completion, we have seen quite an increase in traffic to this part of Olathe,” said Sinclair. “We have people buying here from as far away as Basehor, Leavenworth, Gardener, and Leawood because in those places they are having a hard time finding something in this price point with such a high level of quality construction and upscale interior and exterior amenities.”

Moreover, the community affords families a variety of opportunities to enjoy some of the best public parks and recreational facilities in Johnson County. Hundreds of acres of parkland and conservation areas in the vicinity ensure that life at Persimmon Pointe will never be far from nature’s doorstep.

“We are proud of what this community has to offer,” deMenocal said. “Persimmon Pointe is one of the few places in Johnson County where buyers still can find new single-family homes priced in the upper $200,000s, and with land values and building costs on the rise, it could be one of the last. We invite everyone interested in purchasing a new home to act quickly on these incredible deals, and to discover this hidden gem of Olathe.”

About Prime Developement:

Prime Development was founded in 1966 by Clay Blair.  It began as a land acquisition and consulting company, then expanded into development in response to the population and economic growth of Johnson County.  Prime's dramatic success is rooted in their philosophy of providing the right product in the right location at the right price point while exceeding their customer's expectations.

According to Blair, "you could describe our approach to community development as "contrarian".  When other developers are fearful to act, we act.  While others are cutting corners to get by, we are adding amenities and landscaping, revamping existing plans, modifying price points, whatever it takes to make our communities complete, able to fulfill the needs and desires of our homeowners and their families.  We put our stamp on everthing we do".
